Mechanical and Electrical Maintenance
Keeping the essential systems in your building safe, efficient and working.
Every property depends on mechanical and electrical (M&E) systems working reliably, every day: heating and hot water, ventilation and cooling, power and lighting, pumps, plant and controls. When one of them fails, the impact is immediate. Conditions become uncomfortable or unsafe, compliance can be put at risk, and a business can be forced to stop.
Ubertek Maintenance coordinates the inspection, maintenance and repair of essential building systems for landlords, property managers, businesses, investors and homeowners across Central London, West London and selected locations in the South East.
What Our M&E Maintenance Covers
We coordinate the inspection, maintenance and repair of essential building systems, including:
- Heating and hot-water systems
- Pumps and associated plant
- Ventilation systems
- Air-conditioning maintenance
- Electrical distribution and lighting
- Controls and thermostats
- Fault investigation
- Equipment replacement
- Plant-room inspections
- Specialist contractor attendance
Where legally required, certification and regulated work are completed by appropriately qualified and registered specialists.
Mechanical Systems
Mechanical systems keep a building comfortable and functional. They include boilers and heating systems, hot-water cylinders and calorifiers, pumps and pressure systems, ventilation and air-conditioning. Regular servicing keeps them running efficiently, reduces energy waste and catches wear before it causes a breakdown.
When a system underperforms, such as a boiler losing pressure, a pump failing or an air-conditioning unit no longer cooling, we investigate the cause, arrange the right specialist and manage the repair or replacement through to completion.
Ventilation and air-conditioning need particular attention in busy commercial premises such as offices, restaurants and retail units. Filters, fans and coils that aren’t cleaned and serviced regularly reduce air quality, increase energy use and put extra strain on the equipment. Heating and hot-water systems in rental properties and residential blocks need regular checks too, so tenants and residents aren’t left without heating or hot water when they need it most.
Electrical Systems
Electrical distribution, lighting, small power and controls are just as critical. Faults can cause power loss, disruption and, in the worst cases, fire. Our electrical maintenance covers distribution boards and circuits, lighting repairs and improvements, controls and thermostats, and fault finding when something isn’t working as it should.
Electrical inspection, testing and certification are carried out by appropriately qualified and registered electricians. Ubertek coordinates that work and makes sure any recommended remedial works are completed.
Planned and Reactive, Working Together
M&E maintenance works best as a combination of scheduled servicing and responsive repairs. A planned regime, based on manufacturer guidance and legal testing intervals, catches most issues before they cause downtime. When something does go wrong outside the schedule, our reactive service investigates the fault, makes the system safe and arranges the repair.
Regular plant-room inspections help us spot leaks, corrosion, unusual noise or poor performance early, while the fix is still simple and affordable.
Why M&E Maintenance Can't Be an Afterthought
Poorly maintained M&E systems don’t just risk breakdowns. They risk compliance failures, higher energy bills and, in the worst cases, safety incidents. Electrical faults are a common cause of fires in buildings, poorly maintained hot- and cold-water systems can create legionella risk, and failed heating or ventilation can make a property unusable.
There is also a clear financial case. Plant and equipment are expensive to replace, but with proper servicing they often have a long working life. A neglected system can fail years early, forcing an unplanned capital cost that regular maintenance would have avoided.
Fault Investigation and Equipment Replacement
Some M&E problems are obvious, like a boiler that won’t fire or a circuit that keeps tripping. Others are harder to pin down: heating that never quite reaches temperature, a pump that runs noisily, ventilation that leaves rooms stuffy, or lighting that fails again soon after being repaired. Careful fault investigation finds the real cause rather than replacing parts until the symptom disappears.
Sometimes repair is no longer the best option. When equipment reaches the end of its working life, keeps breaking down or is costing too much to run, we give you practical, cost-conscious advice on replacement. We then coordinate the replacement work with the appropriate specialists, from removing the old equipment to commissioning the new installation.
Replacing ageing plant can also be an opportunity to improve efficiency. Modern boilers, pumps, controls, thermostats and lighting can reduce energy use and running costs while making the building more comfortable for the people who use it.
Properties We Support
Our M&E maintenance supports offices and retail premises, restaurants and hospitality businesses, residential blocks and communal areas, rental properties and private homes. We adapt the scope and frequency of maintenance to each property. A busy restaurant kitchen has very different needs from a block of flats or a small office, and our approach reflects that.
- Broad property and building-services experience
- One point of contact from start to finish
- Clear communication and photographic reporting
- Practical, cost-conscious recommendations
- Minimal disruption to occupants and businesses
How We Manage Your M&E Maintenance
1. Understand the systems. We review the property’s mechanical and electrical installations, their condition and their maintenance history.
2. Plan the maintenance. We agree a servicing schedule that reflects the systems, how the building is used and its legal requirements.
3. Coordinate the right specialists. Heating engineers, electricians, ventilation and air-conditioning technicians attend as needed. You don’t need to manage separate contractors.
4. Report and record. Every visit is reported clearly, with photographs and any certificates kept together. Your service history is complete and ready for an insurer, auditor or buyer.
Get in Touch
Don’t wait for a mechanical or electrical failure to find out your current maintenance isn’t enough. Tell us about the property, the systems you need looked after and how urgently help is needed. We will assess the requirement, explain the next step and arrange the appropriate response.
